When Anni and I first started hosting our own properties in Kavala, we quickly realized that short-term rental management looked simple from the outside and was anything but once you were actually in it. Pricing decisions that made sense one week were wrong the next. Guest communication felt like a second job. And the platforms — Airbnb, Booking.com — rewarded consistency in ways that took time to figure out.
We learned by doing. And a lot of what we learned came from doing it wrong first.
The Question That Started Everything
At some point, we started asking ourselves: if we already know how to do this well, why are other property owners in the area still struggling with the same problems we had?
Kavala isn’t a small market. The region — Nea Iraklitsa, Nea Peramos, Palio, the city itself — draws visitors every summer. Properties were listed. Guests were booking. But owners were often managing everything on their own, without pricing tools, without systems, without anyone to call when something went wrong at 11pm.
We saw a gap. Not an abstract market gap — a real one, made of real people with real properties who deserved better results without the stress.
That’s why we started Planbnb.
What We Built, and Why
We didn’t want to build just another management company. We wanted to build the thing we wished had existed when we were starting out.
That meant being hands-on from the beginning. Every property we take on, we visit in person. We look at it the way a guest would. We understand what it offers, what it needs, and how to position it honestly. At the same time, we start pulling data — market rates, occupancy patterns, comparable listings — so that by the time a property goes live, the pricing strategy is already in place.
We use tools like Hosthub to stay on top of market data and keep calendars synchronized across platforms. We adjust prices weekly based on what the data shows, not on guesswork. And we treat each property as its own business, because that’s what it is.
Onboarding takes one to two weeks. Some of that is the property visit. Most of it is building the foundation: photography, listing copy, platform setup, pricing calibration. We move fast because owners deserve to start earning fast.
What We Actually Believe
We know what it feels like to want your property to perform — to be taken seriously as an investment, not just listed and forgotten. We know what it’s like to want guests to have a genuine experience, not just a transaction.
That’s the thing about Kavala that outsiders sometimes miss: this region has real character. The old town, the port, the beaches that stretch east toward Thassos. People come here and they’re genuinely surprised by how much there is. Our job is to match that with accommodation that lives up to it.
Every home we manage matters to someone. To us, that means it has to matter to us too.
Where We Are Now
Planbnb now manages properties across Kavala, Nea Iraklitsa, Nea Peramos, and Palio. We’ve refined the systems, built the processes, and kept the thing that made us want to do this in the first place: the belief that good management is personal, not just operational.
